Smart sellers are proactive in disclosing all known defects to their buyers in writing. This can reduce liability and prevent lawsuits later on. This is important for example if you have galvanized plumbing or electrical issues as those problems can prevent buyers from obtaining house insurance or conditional house insurance. These issues could potentially collapse a sale if the potential purchaser finds out after a house inspection.
